Practice in stove for common spots and memorize the results. A set vs. a made flush/straight has about 35% equity. A flush draw against a set has about 26%. A straight/flush combo draw (15 outs) has about 40% equity against a set.

On the table, you'll have to improvise when the spots aren't identical to what you memorized. In this case you'll have to add in the fact that the CO has some equity, which will be reduce the equity for you and UTG. It won't be perfectly accurate, but at least you'll have a decent estimate.
