i think flatting is better than 4betting pre as your opponent here is pretty nitty and unlikely to be 4betting/getting it in with many hands you beat (perhaps JJ at worst).

raising this flop when he leads it is by far the worst of your 3 options imo.

Flat pre considering his tight stats. Easily folded and never raised.
